How does the purchasing process work at Polares?
- You can find a property
in our listings, during an open house, or through your search. See something you like? Schedule your viewing online right away.
- You visit the property
We take our time. You’ll get honest answers to all your questions and all the documents you need to review at your leisure.
- You make an offer
We’ll explain in advance how the bidding process works and what your offer legally entails. That way, you won’t sign anything you don’t fully agree with.
- Your offer is accepted, and you sign the preliminary agreement
The preliminary sales agreement (= the private sales contract) sets out all the terms, such as the agreed-upon purchase price, the down payment, conditions precedent, the date of the deed, etc. We’ll go over them together in plain language before you sign.
- You sign the deed at the notary’s office
No later than four months after the preliminary agreement, the notarial deed is drawn up, officially finalizing the purchase. In the meantime, we remain your point of contact for any questions.
- You receive the key
Congratulations—it’s yours. And us? We’ll still be here for you, even for questions that might come up months later

If you purchase a property from our listings, the seller pays for our services. A search request is completely free. If you choose to use our purchase guidance services, we’ll agree on the cost upfront in a transparent manner.
What is the difference between a search and purchase guidance?
A search is free: we match your search criteria with our own portfolio and notify you of every match. Our purchase guidance goes a step further: we search the entire market, help you evaluate properties, and negotiate on your behalf.
What is purchasing guidance?
An expert on your side of the table. We scour the entire market, evaluate the property and the asking price, point out risks, and negotiate on your behalf.
How much does home-buying guidance cost?

Can I view a property outside of the scheduled viewing days?
Often, yes. Schedule your tour online or give us a call, and we’ll find a time that works for you.
