Consulting & Optimization
Real estate advice from every perspective
Not every real estate question immediately leads to a contract proposal. If you’re unsure, or if you’re just wondering about something, feel free to ask. No obligation, no sales pitch, just an honest answer. Sometimes that leads to a sale or purchase; sometimes it leads to nothing more than clarity. Both are fine.
Familiar Situations
Below are a few examples of questions we often hear. Don't see your own situation listed here? Feel free to ask, every question counts.
Are the yard, stairs, and repairs becoming too much for you?
A large house with a yard was a joy for years, until the maintenance started taking more energy than it was worth. Many people then start thinking about a smaller, single-story apartment, but don’t know where to begin. Do you need to have a new home in mind before you sell your house? Not necessarily, but every situation is different. Come discuss your situation with us at our office—with or without a cup of coffee.
You want to sell, but how do you optimize that?
We often hear: “Why shouldn’t I just sell it myself?” Our answer: Anyone can cut their own hair, but almost no one does. A good professional takes care of everything for you throughout the entire process and usually gets a better result than if you did it on your own.
On our sales page, you can read exactly how we handle this, from pricing to negotiation.
Your family is moving. Can you transfer your loan?
When moving to a new home, under certain conditions, you can transfer your existing mortgage registration to your new home instead of having a completely new deed drawn up. This can save you notary and loan costs. You can discuss with one of our experts whether this is possible in your situation, how it works, and what you need to keep in mind.
Other questions we often hear
- Inherited a property and not sure yet what to do with it: sell, rent it out or live there yourself?
- Going through a separation and the family home needs to be divided?
- A property ready for renovation, but you don't know where to start?
- Real estate you'd rather rent out than sell, with an estate manager to help?
Whatever the situation: we're happy to think it through with you, no strings attached. No question is too small to ask, no situation too specific to talk about.
Are you primarily looking to optimize your return on investment?
On our page about real estate investments, we provide specific advice on ROI, leasing, and property management.
How much does a consultation cost?
An initial consultation is no-obligation. You ask your question, and we’ll help you find a solution—without any obligation on your part.
Do I need to have specific plans to buy or sell already, or can I ask for advice even before that?
We can certainly do that sooner. A conversation doesn't commit you to anything. We're happy to help you think through your options, even if you're still very much on the fence.
Can Polares help me if I'm both buying and selling?
Yes. Having a single point of contact who is familiar with both cases means less coordination for you and a timeline that stays on track.
Does Polares also provide financial or legal advice?
We provide advice on real estate and how to approach it, and we can share our experiences, but of course we are not a bank or a law firm. Depending on your question, we may be able to provide an answer; otherwise, we’d be happy to refer you to one of our partners.
