Selling real estate with Polares
Selling your home is more than just putting up a sign in the yard. We show buyers not only what your property is, but also what it can be.
Every home has its strengths. Some are immediately apparent, while others are hidden behind an outdated kitchen or a cluttered attic. Polares brings them all to light. That way, you’re not just selling a house—you’re selling a future.
Why Sell Through Polares
A Smooth Sale
We get really excited about smooth processes, and we hope our customers do, too. Selling through Polares should feel like it’s on autopilot.
A single point of contact
From the first conversation to the notary: you’ll have one dedicated person who knows your case inside and out.
Renovation advice
Some investments can significantly increase the property’s resale value.
3D visuals that sell
Prospective buyers see the home as it is today—and as it will be tomorrow. That reduces hesitation.
Honest, even when it’s uncomfortable
We tell it like it is—about the asking price, the condition of the property, and the offer on the table.
Exploratory Meeting
We’ll stop by, listen to your story, and take a close look at your home. It’s free and there’s no obligation—and we’ll explain everything in plain language.
Fair Valuation
You’ll receive a realistic asking price, backed by data and local market knowledge. No empty promises just to secure the listing. On top of that, we can assess the property’s potential—from adding an extra bedroom to obtaining a new permit. If we’re unsure about the right price, with your approval, we can first discreetly gauge how the market views your property and make adjustments before the listing goes live.
A watertight case
We proactively handle the necessary certificates and documents so that the sale doesn't get held up.
A Launch That Stands Out
Professional photos, 3D renderings, customized local flyer distribution, online ads, social media, and more... We can even furnish your property to further highlight its potential. Expect the full Polares experience, whether it’s a townhouse or a villa.
Open Houses and Open House Days
We meet with candidates, answer every question honestly, and keep you in the loop—even when it comes to the never-ending "does it still need to be painted?" question.
From the offer to well beyond the handover
We guide the negotiation process, monitor every deadline, and remain available even after the transfer to provide advice and answer practical questions.
We never compromise on a sales process
Frequently Asked Questions
How much does it cost to get an appraisal of my home?
Nothing. The initial consultation and the valuation are free and non-binding.
How does Polares determine the asking price for my home?
Based on recent sales in your neighborhood, the condition of your property, and its potential. You'll get a fair estimate, not a bait price.
What is staging in real estate?
A furnished property says more than an empty one. That’s exactly what we do. We provide attractive, well-maintained furniture so that buyers can truly see the property’s potential.
What documents do I need to sell my house?
We proactively take care of all the required certificates and documents for you, so your file is completely in order before the sale begins.
We take care of:
- EPC certificate
- Inspection of the electrical installation
- If applicable: the asbestos certificate
- Urban planning information, also known as “urban planning details.”
- Flood information
- Soil test
- Title deed (notarized deed). We’ll request this from the seller. If they cannot locate it, we will contact the notary.
- Cadastral extract
- Extract from the “register of measures”
- We request the post-intervention file from the seller, if applicable.
- Heating oil tank certificate
And in the case of apartments, we request all necessary information from the property manager, including:
- Deed of Co-ownership
- Co-ownership Bylaws
- Minutes of the last three general meetings of the homeowners’ association
